Again the lender may not like the idea but often if they know the owner is totally out the picture you could have a foot in the door.

Does the PM have pictures of the unit and yard in the condition it was in as the tenant left it? 

That depends on how the ledger board is attached (hopefully bolted to the rim joist of the house), but based on the picture I don't like it.

(By the way take pictures on move in and move out to support deducting security deposit, if needed.) 

You've done some good digging, but I am not seeing the entire picture...and probate is something that varies from place to place, so you need someone well-versed in your local statutes.
