A con is that every time we have someone staying in the guest suite, I have to walk my dog on a leash so she (german shepherd) does not go scare our guests.

Party all night, play loud music, literally go bowling on the floor above them, do all your farting in the common areas, get a small dog that never stops barking, etc.

One tenant has a dog and cat in violation of the lease and unit is in worst condition of the 4 because of neglect and the pets.

It'll cost the same probably and mine here in OR is well worth it since she does everything including postings.4) Having said that, I'm in wine country in OR and I let in max guests and pets since I have plank lino throughout. 

Then a carpenter comes to close up the wall.My pet peeve is when I have to call a bunch of different companies for that I view as ultimately one job, but that's just how it works sometimes.

I looked around the area and knowing the size of our place, number of beds/baths, plus other benefits such as it being a top floor unit, two parking spots and dogs allowed..

Maybe it has a dog house too out back and you can get 6 beds and put everybody on section 8 including Fido 

The only thing questionable to me though is the dog, please go check on it tomorrow and if it is still there call animal control, there is no reason for it to suffer because they failed to plan.  

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.
