Know how long it will take you to get title insurance for a resale.Also understand how you will have to pay.....typically cash the same day where I am....at some sales it is cash at the very end of the bidding on that one property....sometimes cashiers checks, every so often personal check, so chances there is no chance for financing. 

@Noyessie Hubert  Personally, I don't think there's any money to be made in this deal but let me know if I'm missing anything.Looking at your numbers:- Best case scenario, $150k purchase, $30k rehab, $180k value.

The reason is since I am the owner of the LLC, it's income is reported in my personal taxes. 

Unfortunately, common spaces that you use as part of your personal space can't be included in the rental portion calculations. 

I'd go in person and talk to a detective and see what they recommend you do.
