You are not allowed to provide personal guarantee on a loan with IRA-owned property so the only financing that would be allowed is non-recourse.

I am using Texas Secure Title but I use the Ft Worth office and have a personal connection there so mileage may vary, but at least it is somewhere to start.

This property is in Jefferson Park so it’s a good area. 8% CoC is alright but considering how much rehab you're doing personally I would want a return closer to 10% or more.

Not sure the size of your portfolio and if it is personal or you are managing for others, but if it is the latter (or you have a decent size portfolio) it might be worth while investing in that.  

Future appreciation is very likely and personally, I'd like our business to capitalize on that appreciation.We initially looked towards investing in Charlotte, NC.

Under such living conditions, even in somewhat expensive areas it is less than $500/person. 

I would personally prefer to play it safe, especially when you do not have a large number of properties.
