Hey Jerry, I made minor improvements such as adding exhaust fans in the bathrooms to both units, & landscaping. 

This has been a dream/passion of mine to create a large enough portfolio that could create wealth 24 hours a day.

There is also a fan system that goes through the vents and is hooked up to the Nest Thermostat that I’ve already installed for the new furnace.

I mostly do the project management and simple repairs you can hardly pay some for - door locks, light fixtures, blinds, ceiling fans.

We are on a journey to buy back our time so that we can be more involved in the lives of our children and so that we can transition our careers to passion projects. 

Tenants seldom care about turning on bathroom fans to get moisture out when showering, nor do they open windows when there is no fan.

They blame tenants for rodents when there are holes in all the walls and screens where rodents get access to inside the home.i find that a very high percent of landlords hate their tenants with a passion.

I did add substantial value from a "Rental" and "Maintenance" standpoint: New roof, aluminum wiring mitigation, added dishwashers, replaced air handlers, replaced hot water heaters, leveled fence, tiled bedrooms, added blinds, added ceiling fans and light kits, etc.
