Make both tenants complete the application and background check so you have as much information about them as possible - you don't want to risk only one of them being clean on paper etc.

take the sure money if you believe its sure money on the flips and then do your own thing. those are subprime loans in MS.. not the most marketable of paper.

I think the most common thing I see is the assumption of risk and ROI...folks love to see high ROI on paper, but it comes with risk.
