Outline where you want to be in five years.

Each area has a bit of a different outline but ultimately, that is an impact that I see will effect the industry before we see any other items cross another.

Anything in your lease outline if they can or cannot light fires on the property? 

I would like to consider one, but don't want to go through any sales pitches from multiple people, just want a straight-forward outline of what's included, and the cost of the investment.  

Michael-Great question, have you considered, simplifying your investment strategy, spreading your risk across multiple assets, using the power of you 1031 Exchange, consider investing in real estate crowdfunding, you will not have ot deal with many of the complexities you just outlined, yes, still risky a any other real estate transaction, but, more diverse, more unique..... at-least something to think about.

Create a report that outlines in as much detail (these are good) as you can get and then add account statements, tax returns, etc.

If their interest rate is 4% on those, then they are “making” the equivalent rate of return (4%) as the DST scenario you outlined above.
