In order to "bonus" property via a cost segregation, the bonus would be limited to the 1245 property or all property under 20 years.

You can bet I'd leave a very low review if this was not very clearly communicated to me in advance.

(either leveraged or all cash.. which ever is lowest) Some markets you can, some you can't. 

Be cautious when determining the ARV, try to communicate with some realtors that recently sold those properties and see if they can hint at the state of those properties.

Hey @Daniel Watts, Just from an insurance perspective you will need to be prepared to put an individuals name or all of your names as property insureds and the LLC as a co-insured.If the extra payment of capital means you have "more skin in the game" you might want to allow them to not have their name on the insurance or if you have more skin in the game than you get to get the insurance in your name.

Since I inherited the lease with the existing tenants, I did not follow the process I listed above and relied on the transactions/communications between the tenants and the previous owner. 

@Bryan Blankenship and @Kurt Jones-  What we'll do is communicate rent is going up to $XX, and if there is agreement we just lock in the lease then and there correct? 

Same with the low voltage communications/ smart homes.
