Your profit margin at that total investment is pretty tight (in my opinion at least).If you buy into the 70% rule your max purchase price should be $54k.

Brian Gibbons really is a good at this stuff, so I'd follow what he says for sure about this.Here's my opinion: if your plan is to acquire the home for yourself, a lease option is the weakest position to be in, because you don't own the home.

However, if you are just looking and not buying, then you can get out and see houses, talk to motivated sellers, work your numbers, ask opinions of contractors and other investors, meet other investors who might buy or sell to you.

The only insight/opinion I can impart is that when I was shopping for and eventually bought my house in Q3 2013, it was the same story.

But I've got a bit of analysis paralysis because of so many mixed opinions on investing here.

There's no right answer to that in my opinion.

For some of them there are strong arguments both pro and con and divergent opinions.
