Your profit margin at that total investment is pretty tight (in my opinion at least).If you buy into the 70% rule your max purchase price should be $54k.

Brian Gibbons really is a good at this stuff, so I'd follow what he says for sure about this.Here's my opinion: if your plan is to acquire the home for yourself, a lease option is the weakest position to be in, because you don't own the home.
