The operating agreement from a 'DIY' site will make you 'official', but it won't necessarily stand up in court -- especially if there is a slight mis-alignment  between the purpose of your business, and what is said in your LLC operating agreement.

Don't know of any data that measures property value with/without HOA's...learned from experience that a neighborhood with an unpaved common road is challenging to get every property owner's "fair" share of gravel purchased.Pride of ownership, with no official HOA, means that those most able/willing (able is questionable sometimes) to buy and spread a load of gravel on the community road often falls on the shoulders of a few property owners.

To add to what @Chris K. was saying, in PA, everything has to be "plain language", if everything you have is in legal jargon, it does not comply with the State law. call a couple of Attorneys and see what they would charge, any money you spend to get it right the 1st time will be worth it as you continue your Business, it will be invaluable in the long run.
