Otherwise I’d want to get a condo/townhouse to get my feet wet, but need to get the HOA information so I can run numbers.

Hey OliviaThere are numerous loan programs out there that do not require income verification and if you're looking for cash out on free and clear properties, you'll be able to find it. 

For those numerous titles with complications, such as inheritance issues, missing heirs, multiple entity transfers, separation of title rights, partial lien releases, etc., it’s much more complicated.I have been involved in many transactions in which lawyers differed as to what was needed to obtain clear title.

The turnover, unexpected vacancy, deception, numerous inevitable repairs, evictions, overall chaos will make it very challenging

These firms aren't like your typical wholesaler in that they have numerous resources to generate business.
