The house is on a crawlspace, and so I really don't think the house itself would ever flood, seeing as the back half is technically out of the flood zone and its the same height off the ground as the front..

Technically speaking debt servicing is  not part of operating expenses, since you don't need it to run the property.If you want to get to free cash flow then you have to consider it.

Technically, I've made out better with them because I collect a $350 non-refundable pet deposit and I don't believe I've ever had to fix or replace any pet related damage (~7 of 10 tenants I've had).

A few things to realize about being a commercial agent in this type of market:Finding good deals is really hardcommercial brokers font like to share their commissions Loopnet has NO good dealsAs mentioned above, if you want to get into the commercial brokers business, your best bet would be to join one of the big firms and grind for 2-3 until you build your client base and become an expert in the niche you work in, maybe even get a CCIM certified.

Then again, if you don't control the property, the buyer has very little fiduciary responsibility to you, so I'm not 100% if I would be entitled to say, "hey, sign this first so I know you won't screw me over, even though you technically and legally can."
