But if you are expecting them to do any of the work for you, i.e. walk properties with you showing you things to lookout for, providing contractor lists, setting a rehab vision unique to that property and market to maximize your ARV... well, I have never seen a guru or course do this.  

Is that what you were told or have you verified that with independent sources.

At the end of the day, I think we need clarity into what you are purchasing.

They told me there was going to be an eviction but never provided any evidence or let me know where the process is.I have several other issues where they breached contract.

I've thankfully never had to deal with that during a project.

The sacrificial end of it is far deeper. 

Timeline depends on when the current renter ends their lease.

Hello,As the title says, I have found some properties that look to work in terms of cashflow and rate of return but I've never actually purchased a property before.

For example, I've seen where a hobbyist investor/developer works on project, they hire an engineer and/or architect, but they ended up missing something vital, i.e. drainage issues, environmental, fire dept review, planning the wrong type of product for that market (buyer & renter demographic), etc.
