If the market shifts or similar properties are selling for less, bring this up as it might make your offer more appealing.However, if after several attempts there's still no movement and you feel the deal isn’t going anywhere beneficial, it might be wise to focus your attention on other opportunities.

Primer ensures no bleed through and paint can bond properly since you could br going oil/ stain to latex paint  We find that getting bonding primer helps when painting wood trim and even paneling over the standard primer . . a little more money but it holds the paint and prevents pulling it off with tape.

Hey all, first post here and excited to be a part of the community.I would like advice from experienced investors on their recommended incorporation structure for a business that will raise money from external investors to use in funding equity requirements of lenders in in fix/flips and BRRRR rentals. 

Absolute power corrupts, particularly if there is money involved.  

(The second was a restaurant and its building that the partner just disappeared and abandoned the whole shebang and left us who were supposed to be silent money partners to run the business.

Perhaps a hidden surveillance system to catch the culprit will be money better spent. 

Perhaps you can get a friend to lend you money as debt loan until your refinance or pull out a heloc.
