I do this by asking about their lives when we end up on the phone, sending a baby gift when they are expecting, sending Christmas card, finding ways to make minor upgrades to the property (new ceiling fan, paint touched up, ect) if they resign their lease, or simply doing something more than I said.

If that much land is available near a city that could support mini-ranch/farms or mini-estates, with equestrian trails, perhaps a golf course and maybe a C-store along a highway, a ranch may not be the best use of the land.

If paneling is dark, install white mini blinds and show with the lights on.You can put in a couple of low cost luxuries that will make the place stand out.

When sanitary napkins, tampons, paper towels, grease, rice or potato skins get flushed, they get caught on the inside of the metal pipes - so do baby wipes, even those that say flushable.
