Who told you to do this strategy, sounds like you're buying the property, payoff the note at a discount, add 5K for the seller, the owner is getting an amount as a forgiveness of debt, your plan has tax consequences.You need to get your ducks in a row as to what is to be accomplished, what's the goal, then stick to conventional methods, is the owner in the property or is it a tenant?

You get a share for providing the Real Estate and Utilities.If you use this method make sure the machines they install have counters installed (most new ones do) so it's easy to audit.With this method you don't have to worry about repairs etc.Buying new provides a warranty for the parts only but it is new.
