As a result there is a very real danger that hosts will be penalized, receive bad reviews on social media, and even lose their accounts on Airbnb/VRBO which could quite realistically cost them their businesses if no consideration is given to grandfathering in owners and hosts who are already operating more than one STR per lot, not to mention it seems fair to give owners and tenants a chance (as was mentioned) to recoup their significant investments (as one neighbor mentioned--her life savings) which they made under the existing laws."

Your company also is affiliated with hard money lender that you refer "investors" to..so, in full discloser I would think you should mention that the owners of the "hard money" company and the "investor referral" company are one in the same, and offering to "teach" others on these topics as an conflict free proposition...well...it proves you are what I claim.Finally, I have nothing to hide and would prefer to discuss this publicly.

You should ask for and get: Rent roll, leases, statement of income and expenses-last 3 years min-bank statements as mentioned above, list of security deposits for closing, and do a professional inspection.Would not hurt to verify taxes are UTD and no liens registered.

They're either the developer who built the property, or owners of vacant or occupied buildings who submitted and completed a conversion plan that can now sell units to end buyers.When they mention a sponsor package, instead of selling units individually, they sell a number of units, in this case, in packages of 19, usually at a discount to selling individual units.
