CFRI like one of the other BP members mentioned is a local REA you can check out once you finally make the move to Orlando.

I should mention I can't find a hard money lender that lends in my state to save my life.  

If an audit ever comes up - I would just mention that the LLC is required to make the payment otherwise the property would go into foreclosure; hence is it ordinary and necessary for the partnership to make those expenses(and therefore qualified to deduct the expenses).

Also mentioned was that it's very difficult to get in to see those units, and my agent surmised that the seller has had difficulties with banks before. 

In Illinois, this will cover the cost if they dont finish the job..But in your situation, as @Natalie Schanne mentioned, it's going to be hard to get the money.

I was thinking of the website in reference to what some of you have mentioned.  

I used to do thousands of them back in the day for banks, insurance companies, asset companies etc.Haven't done it in a long time.The experience I can mention is the person you are wanting a value from doing  a bunch of BPO's already or mainly selling properties and making a commission?

I don't see anywhere included with my taxes where an election was made, not to mention he never asked which one(s) we may be using this year.Then there's the subject of being a "real estate professional." 

Louis area...A few mentioned being on lists, which is a good idea to do, to see what is out there.
