As a firefighter/ paramedic I would advise using gloves and exercising caution especially picking up napkins clothes or any other item that could hide an open needle and easily be punctured.

It is walking distance to a medical college in one direction and to downtown in the other.

I got a $20,000.00 non refundable option payment up front.I have a lease agreement that makes the mortgage payment and puts a little extra in my pocket along with a purchase agreement that allows the buyer to exercise their option to purchase within 2 years.They are responsible for all repairs, I still own the property. 

We're thinking from a cash flow perspective, we'll probably net the same amount - maybe more - from multiple smaller properties but it's unlikely we would have the same value appreciation.Has anyone else gone through this same exercise?
