I can agree with the low number, but, not the high one, even in the Palma Ceia area where I had to Duplexes that I had to Short Sell after the 2008 Economic Collapse.

Tenants will be handling all maintenance.

I'm not sure about up that way, but down here in the Gulfport/Biloxi area of Mississippi I've had great luck at Lowes in the 'scratch and dent' returns area for appliances.

Ideally though, you need to make sure the deferred maintenance is covered somehow so it doesn't bite you in the a$$ later. 

That being the case, I would like to take advantage of the fact that I may be out of work for a while and be in a very low tax bracket right now.
