With the amount of money floating around now, it would be hard to toss a rock into any of these and not hit a legitimate lender with whom you can have a real conversation.

Personally I'm trying to follow the buy and hold strategy and unless you live under a rock you probably know it's nearly impossible to do it right now.

I am of course incredibly uncomfortable giving up control like I'm sure many others are, BUT I hear the advice loud and clear that you want to work ON your business not IN your business.

Same Landlord; (What they do say out loud) "But if the property does not pass a Section 8 Inspection then you can't make me take a Section 8 tenant, right?

I've also had a few where the requests were reasonable - one where a couple of younger guys were having loud parties all the time in the middle of the night and the neighbors had to call the cops several times.

I totally understand the nerve rocking feeling of investing in real estate.

We called the police and got the report, my tenant was shocked had to take sick days off work due to insomnia caused by stress and loud music.
