Buying a quality property is key to long term success (not just great cash flow according to a spreadsheet), otherwise capex will exceed cash flow over time.I have a friend who is very excited about FL and wants me to take a look.

Kent - Since you're breaking even with a Long Term rental, have you considered doing MTR or STR? 

When you go to refinance into a long term loan your personal credit score will 100% matter.

There are a lot of excellent operators/syndicators out there that you can build a great long term relationship with, not only the popular groups that are sometimes more focused on education or selling coaching.

@Alec Jacobs downtown Beaver Falls can be good for cash flow but I wouldn't expect much upside long term in terms of rent/value growth there.
