That to me is a huge red flag, but investors will still invest because they like their youtube videos. 

You could always put more down but you do get a slightly lower rate when you have PMI.Great thing about going into a 4 plex or multifamily first is your creating passive income from the first purchase.

@Franck Armand, I'm not sure who informed you, but those respective markets are all well past the gentrification phase.

I would become owner of record after Deed has been filed (4-6 months from what I've seen), but also understand that PA has issues in terms of the length of statute of limitations for adverse possession, and insurability of the Deed. 

This makes sense, but what do we think will happen to these properties once sold?
