Depending on how you set them up, they may not be able to force a sale, but they might get a charging order against any distributions, which basically tanks your mom's retirement plan.Two other ideas for you:1) See if the DSCR loans would be enough to get her out of debt.  

Sounds like you have an idea already for what you want to do, so you have the first step figured out.

I am tackling under 100k properties to test the market and limit my risk before tackling more expensive properties.

I've had 5 contractors come thru and now I have estimates for all of the projects and now have a rough idea how much it cost for each part of the rehab.

If this is not feasible for some reason, then your tapcon idea is better than the adhesive and nails.
