They can't advertise the property so much for sale but advertise the option interest, the can't execute a standard sale contract for the property unless it's subject to them buying the property.An option won't give authority to encumber a property or to contract for repairs, you'll have issues getting a building permit since you are not in title, you have no rights that run with title, you only have those rights in holding the option.A residential lease doesn't convey any rights beyond a leasehold interest, the right to use and enjoy the property.

I am less familiar with a direct writer, but in the case of an independent agent, they do not have sole authority to change rates.

Our concern is that whenever the tenant figures they've been scammed, which they will eventually, they will most likely get the Police or some other authority involved which as we all know, can make things very complicated.They're paying top $ for the unit and then getting defrauded as well.
