I would say you should start trickling down the type of investment property that you want to start out with(Single Family Home or Multifamily) and are looking for so you can start your investment portfolio! 

Go STR and use the 10% down second home occupancy loan.  

I have seen a couple of new-build STRs that need refinancing, and they were hard to finance due to their being tiny homes, cabins, rural multifamily (with no comps), etc.
