I imagine Washington is just as expensive.Now I am focusing on out of state rentals simply because my business model can't scale and I don't want to be landlord for 100+ college kids sharing rooms lol.

So, if after court costs, lawyer fees, lost opportunity costs, that whatever is left over when collateral property is sold at a sheriff's sale there is enough to cover your loan principal and interest, then yes, you do have effective collateral.
