My new job offers personal loans at 4.5% APR.

In the next couple of years, my goal is to be able to at least work a part time job in real estate in Fort Lauderdale.  

I never flip- flipping is a full time job that delivers close to zero tax write offs and zero passive income and it's risky if you don't know a market first hand and have a trustworthy construction/rehab team in place. 

I currently have a full time job, but spend all of my spare time learning and networking with local RE investors and I am looking to add value to others through what ever means possible.Thanks,Dan

But if I could have a mortgage that was on two homes that had enough extra to pay off my current loan that would be very nice.

My fiance and I are trying to plan out our future and we both work corporate job that we get by with but we need to make a change to live the life we really want to live.

She's probably not going to share it, but if you ask her nicely she might include any properties you have in contract, or flips that you own and are looking to sell, on it.

If the investor did a good job buying in low vacancy counties AND uses good property management or good tenant finding techniques, then you should have very low vacancy.
