One reason I ask is 400 units in 50,000 sf can range from ~90 sf per locker (assuming 72% efficiency layout) on average, up to 125 sf if a drive up facility.  125 sf per locker is on average large lockers.  

I also spend big money on house cleaners, pool cleaners, and landscaper, cable TV, utilities and highspeed internet. 

In this internet age all it takes it a little tech savvy and most anything R.E. is easily found, only the few using true asset protection methods are actually hidden, and it's much more detailed and technical then just making a different LLC to collect rents. 

Of course you don't know what you don't know so all I can do for now is say kudos for attempting to dive into a deal so quickly but please, read the books (or listen via Audible) published by bigger pockets so you can very easily build a strong foundation that enables you to analyse deals properly and then come back and ask specific questions about the things the books don't demonstrate well enough for you.Also, whenever someone says something you don't know what means (CoCROI for example), try to Google the term and attempt to learn from the internet.

I completely understand the liabilities but I am not talking about any grand technical project, these are simple layout changes to a residential home.

However, I alwaysprovide detailed SOW, lay out my expectations, and establish a draw schedule.

It seems a little weird, if it is electric you probably want to make sure the outlet it is on is GFIC protected, is there really no other way the kitchen can be laid out, I think your biggest problem is going to be buyers/ tenants just thinking it is a really weird layout.

Something like this is complicated when dealing with sellers who are not willing to bring it back to the legal layout and want to sell as is.
