I don't think the rates will drop enough this year for sellers to enter the market to increase supply.

You can have a "solo 401k" at one of the major financial firms like Vanguard or Fidelity but they only allow you to invest in their portfolio of stocks, bonds and mutual funds. 

True, you didn’t have to put up the $20k, but putting up the $20k down payment and utilizing leverage increased your return by $40k, a 200% return on your $20k investment.  

As for financials, if you invest out of state, I would suggest you factor in at least an annual trip, if not two, to the market simply to check in.
