I've been looking at the comps pretty closely and based on my profiling of the landlord, I think $105K is reasonable.

Unsure if it's considered an improvement to land in which case I would have to add to basis and be unable to depreciate.   

Dealing with sellers directly will  improve your chances as well.  

If they do not improve their credit, they must get credit counselling.
