That background, combined with my own natural curiosity, has taught me how to identify where both municipal and private investment trends are heading in the neighborhoods I know about.

At this point I am at a fork in the road.

Identify the best parts of the house and sell them on it. 

if they move well down the road, you would have had a paint and carpet ANYWAY. 

Also, be very careful about what you think you resell the house for, what the rehab will cost and what would like to buy the house for.When analyzing scenarios such as this you really need to reverse engineer them by identifying the most accurate comps (bring in an agent if you struggle with this but just look for properties of similar size, characteristics and location that have sold in the last 6 or 12 months).

I don't have a great stream of potential deals coming my way because I'm just starting out, so I feel like the really phenomenal deals aren't as available as they might be down the road.
