Ideally, by the time we're in our mid 40's, it would be nice if she could switch to a part time/casual type of work schedule and I could leave my full time job and concentrate on maintaining our real estate portfolio full time, and we could both have more time to spend with our 5 kids and eventual grandchildren.My wife and I talk about saving a lump sum to put down on our first rental, but after spending 15 months saving and paying off debt, I am ready to start investing! 

Just always remember to think "outside the box" when it comes to getting a deal structured and funded.

Also, remember STR's are a hospitality business, so be prepared to chat with guest on the phone, text with them and make them feel welcome.

I remember a time when we had a nice condo in the suburbs with very nice berber carpet that had a stain near the entryway.

also, remember that if the property is vacant for 90 days you need a vacant property license from the city.

@Joseph GarnerI told them my business plan on an ideal property I was looking at, how I was going to manage/exit the deal and where my downpayment was coming from which was via private money.
