Tyler, after Lehman you need both a 750+ FICO AND a 80+ PayDex which will require a EIN/DUNS maybe reporting vendors/suppliers or you can go directly into business credit cards if you have a good FICO and then credit lines/loans after those are reporting.

Looking to start a direct mail campaign.

 - As with all bonds, it can lose value during time of rising interest rate, so not risk free.2) Purchase US Treasury Bills directly from US Government- Risk free (if you hold until end of set term) and set interest rate (better vs. savings account). 

But I build good rapport with my sellers and if i would have needed to extend the close date im sure most sellers i deal with would have been amenable to that. 

As @Ryan Paltridge mentioned, it is best to work with with someone in the area, ideally someone that is doing or has done what you are trying to do, as one would understand what you are trying to achieve and follow the Return/ROI/Cap Rate/Cash on cash return (which ever way you are analyzing your deal)  you are looking to accomplish. 

It is my opinion that the more utilities that can be directly billed to the tenant the better.  

Off of MLS, direct mailing?
