If you do decide to go with finishing the hardwood, make sure you rent one of the drum style sanders instead of the disc sanders (big buffer looking style).

I agree with Phillip's advice and just to add, sounds like the properties used as comps are probably different in style, if you have better comps take pictures from the street of the comps used and pics of your comps to show the lender.

I personally would charge something like this back to the tenant especially where it is clear that it was caused by someone in the tenant household or a guest of the tenant.
