I'm able to live for free in the main house with the STR income from the ADU How did you find this deal and how did you negotiate it?

Hi all,We renovated our south Austin house after evicting a tenant 3 years ago in 2022.

For example, let's say someone is buying a house for 90k and it needs 60k in work. 

Or should I just hold & continue making major repairs/dealing with headache tenants?

In the upcoming year, we are getting roommates to help with expenses while continuing occupying as primary residence.

The buyer transfers the property over to their name but keeps the mortgage in the name of the seller, continues to make the payments, takes on full responsibility of the property, all repairs, maintenance, etc..
