Yes, I have been all over Airdna and Zillow for a while now and it seems as if the ADR just isn't high enough to justify the cost of the homes if I wanted to buy a house and set it up as a STR.

The only other way to ditch PMI would be to refinance into a conventional loan however it wouldn't be worth it with the high rates today.

not St Pete but that’s been my entire strategy for years is to add a bathroom for forced appreciation. now more than ever is it needed with how high things are.if you add a pool, your neighbors will hate you as it’ll bring down their home value

You can also find options in the middle but those are highly variable and depend on your goals. 

The property is in FEMA Shaded X flood zone and on high ground but surrounded by wetlands/swamp far from any main bodies of water.I'd like to hire someone to look at the property and tell me if the wetlands are going to help mitigate, or make worse, future flooding events.

The other thing to note on wholesalers is that they do a lot of upfront marketing as anyone does getting off market deals so their wholesale fees may seem high (sometimes they really are too high)..

If there's decent demand, you should be fine keeping occupancy high.
