There will be a point in time as you scale where you WILL run out of money. 

Accountants are in such demand, that the best are not even accepting clients half the time.The other problem I see often with accountants on here is that they specialize in larger investors, and have really high prices when you as a smaller investor do not need all the bells and whistles.Another thing I see is folks thinking they need to have a tax professional in their state.

Depending on how it shakes out you still might want to consider a 1031 exchange at any time. 

Then start doing 2 at a time, then snow ball to 3, 4, etc as they scale. 

Recommend you spend some time researching your Austin market to learn how to evaluate potential rental purchases. 

Also come up with exit contingencies, if you have a balloon due IN X years and for some reason you can't pay the balloon off at the proper time.
