I estimate my absorption rate alone will make back at least 50% of the additional investment on the initial lease up and the rest within the first two years on saved maintenance costs and lower turnover.

That's what I have found to be the standard going rate.

A good PMC can assist with all of that for a Placement Fee.NEVER trust a real estate agent to do your screenings, as they have a conflict of interest - they won't have to deal with any tenant issues once you pay them their commission.
