Many markets haven’t reached their 2006-07 peak prices and many high dollar markets like New York and San Francisco where properties trade at 2-4% caps (25-50x profit/noi) had volatile swings like -30-40% on values during the recession.

Even when you do make a profit, people forget the IRS wants their cut too.Also some people don't realize the flip shows are scripted and the flipper only steps on camera to swing the hammer once or puts up the last tile.
