Fortunately I've got it paying finally so this one will probably be mine till I die.

Brand new construction was selling for 165k, they said they would short sale it 180k... same model mine was 4 year old.

Code may have been different in your area than mine, but I find homes built at that time to be better built than new homes.Check the wiring - I usually only see aluminium wires in homes built in the 70's, but could be there in the 60's.

The capital expenses was a concern of mine on  the cheaper homes but I could also pay these off free and clear faster. 

I've had people tell me they receive dozens of letters just like mine every week.

Property Management has certainly been a consideration of mine for awhile.

A friend of mine in California used to work for them.

I would advise against buying sight unseen, even for a land purchase (which mine was.)

I've heard the programs and costs have changed quite a bit since i joined, so i may not know what your program will offer specifically, but i can definitely talk about mine.
