I’ve been reading up on it but when I found BiggerPockets, I feel like there’s so much that I don’t know.

I have been researching about tax sales and found this forum and have been doing a lot of reading and learned a lot so far. 

I just found out that my in-laws have been renting a 5bdrm single family home that does not cash flow.

Have you found a good title company yet?

I’ve been in the sfr duplex and fourplex game for about a year and am looking to make the leap into commercial multifamily.I have found a deal.

And, with only wanting to pick up 1-2 houses/year, I haven't found a wholesaler that will give me the time of day.

The last house he did for me I found out by my cleaner that he was mopping the floor to get a better shot.

I called around to a few banks before I started the BRRRR strategy and found a couple who mentioned they didn't have strict minimums on cashout refis. 

In addition, I recently went there with my partner to inspect the work, and found most of the work they did to be sub standard in every way. 

So we've been trying to find a better, more personal solution.We found a gentleman in Chicago whose run an insurance brokerage since 1991, and he seems to be one of the only local insurance brokers willing to help protect and insure properties that do Airbnb/vacation rentals.
