But with recreational its more emotional  the client either likes the way it looks physically likes the location and can afford it. as an agent your basic skills just need to be figuring out surveys and lot lines.. understanding how water works in water rights or wells and then of course septic systems and or if there is a need to advance power lines. 

Emotional pull should be the very last reason you buy an investment, not the first.

Many refer to this as emotional equity.
