as Curt points out.. really any property you buy no matter were or what.. will cost you money to sell if you decide you want out within a short period of time.unless the market goes up more than the 8% that is the usual sales cost when you factor in commish .. and other closing costs.and in most cash flow markets 8% appreciation can take 4 to 10 years if ever.

Our total out-of-pocket costs will therefore be around $7,700 ($3,700 down + $4000 rehab).The numbers look like this: Rent $650 Loan payment $345 4 years @ 5% HOA $130 Insurance $13 Property taxes $67 Maintenance + CapEx $80 For new windows and HVAC Cash flow $15 During land contract Cash flow $361 After land contract Cash on Cash 56% After land contract ROI 48% During land contractAs the numbers show, there is virtually no cash flow during the 4 years the loan is being paid off, but the return on investment from principal pay down is almost 50% PER YEAR.

Now if you build from the ground up or do a value add lease up with vacancy you can get a higher cap rate.The ones that are already stable in great area the owners will  not let go at a really high cap they will just keep the cash flow then eliminate their equity gain from buying 4 years ago.

I've been analyzing a lot of deals and I'm really having a hard time finding anything (in MLS and with agent) that will cash flow once the first year goes by and I decide to rent out.
