I would personally be willing to pay at least as much as the entry cost, as a plane ticket to America for me is well over 1000$.

Few things I know that were large ticket for me but I didn't see itemized on your spreadsheet for the property:  Electrical, Plumbing, Windows, and Bathroom Pieces.

Similar for all the other big ticket items.Buying an OO multiplex helps you with getting a better rate on the loan and a lower down payment.
