A 'bird dog' is a 'finder'... and while there are clear cases of advertisers overstepping their bounds into brokerage (http://caselaw.findlaw.com/il-court-of-appeals/1546961.html) there are also (many not so clear) cases where a 'finder' is not a broker (http://law.justia.com/cases/new-york/other-courts/2010/2010-20104.html).I would encourage anyone to browse the last link for 'finder' and also to look at the section 'Quality and Quantity of Services', 'Fiduciary Duty', 'Differences in Entitlement to Fee'.

Then in the spreadsheet I added columns to calculate what percent of ARV the all-in price comes to (i.e. the "70% rule" number — that should have a name but I don't recall seeing one), the GRM, the "2% rule" number (which also need a name), cap rate, etc.Another nice feature is that if you add new fields to your form they are inserted into your spreadsheet between the previously existing form columns and any columns you added.

I was also encouraged to look into MACU's 90% down program for investments, so I'm looking into that and seeing if the numbers make sense with that loan.
