Landlords are big, fat, soft targets, 90% of what we do is just own stuff.  

My tenants paid $125 for a $300k liability policy and it saved their asses when they caused a fire that burned down my house and I initiated litigation against them which really means it goes after the renters insurance.

Take that book and burn it.

The money is still owed, even if the house is burned to the ground.

At the same time I did really well in the STR market there with my first purchase in Uptown (sold that one before uptown burned down thank the lord haha).

I've come across a deal because of a house being burned down.

But they declined since the home has Asbestos they didnt want to risk burning it and having all of the fumes go into the air.But its very fortunate that your old boss got the opportunity to use this option

I'm coming from the wholesale world and dealing with SFR properties...I would burn out if I were just focusing my business model on those clients specifically.

I feel way more comfortable trimming the fat and running with a great cash flowing property.
