A lot of my investors are finding that rental properties are suiting them better than doing fix/flips due to the consistency of payment.

My question is what extra steps do I need to do to bring foreign money into the US, and what documents will I need from them?  

I figured out that I came into this world broke and naked and best I can tell I will leave the same way so anything extra I can get in this short life is a bonus for me and the Last I checked I’m still breathing and able to move so I am going to make hay while the sun is shining .the wise words of a great philosopher and theologian named Ted nuggent sum up my strategy .. “ your born over here at point A .. and you die or here at point B , the goal is to kick maximum a$& in between these two points . “

I currently don't have any income and I'm wondering if its realistic to pursue wholesaling to bring in some extra income so I can reduce the amount of student loans I need to take.

So some basic bullet points about me ... 34 years old , sole provider for my family which consist of my wife and out son ( 17 months old ). .

Typically I can get anywhere from 50-200 for storage on having an extra garage spot or barn.

Only debt I have is a car loan, which I pay extra on each month (will be paid off before I start investing). 

Yes, I had to do some extra wheel spinning because I didn’t have 2 years of job and income history, but as long as your finances is in order - which is not a problem in your case, it seems - you should be good.Maybe it’s going to be easier for your wife, because of the W2 job.As far as the first 6 or so months go, as others suggested, you can be a hard money lander for other investors. 

Im including all of this extra info so you all have all you need to better assess my situation.

Your "rental income" will be taxed so you would be paying extra money for something you shouldn't be paying anything extra on in the first place.
