We recently came across a property that is in need of extensive repair and seems to be scaring off the competition in our area.

This extra extension of the living room has it's own closet and everything.

Did the process take a lot longer than anticipated resulting in rate lock extensions? 

Based on the description, you would be spending upwards of $100k for this extensive of a repair/remodel.

After 15 days sage called me and said she couldn’t find anything so would I work with them to give her six months extension at $1000?

We also have a pretty extensive pet addendum that spells out expectations of pet ownership and places responsibility on the tenant to ensure they are taking actions to prevent pet from being in a position to bite/attack someone.
