Just curious because down payment affects the cash flow.I think most markets are experiencing compressed returns.

Hi I'm new to the bigger pockets community and looking to meet people in San Diego who are experienced real estate investors.

Good MorningYes i mean General contractors,carpenters, small renovation teams,roofing,handyman, anybody that’s good to work with really.I just want to have options in place so when i find some work in a property, i know who to call right away. 

I’ve got a great business plan and have been working my process, building my team and learning for the better part of this year.

These aren't issues that are specific to flipping and should be a primary focus for any real estate investment - The bottom line is that you made a profit despite the challenges you faced - and congratulations for that - but it seems to the bystander that you gambled with another investor's money while investing very little of your own - you put yourself in the position of a teacher or mentor when in fact you are not extremely experienced in the business of flipping - consider how you would feel if you lost a portion of your partner's investment....Today I am closing on the purchase of my 15th flip for the year, and I wouldn't dream of taking on an investment partner who wasn't equally experienced and had an equal say in the decision process.Good Luck with your future projects and Happy Investingjeff 

You need to build a team on the ground who can go to your appointments and sign contracts.

Take lots of pictures and videos when doing your walk through.Do mock-up construction budgetsShare these budgets, pictures, videos with more experienced investors and contractors in your market (other markets wont be as useful) and ask them if the numbers you have make sense.

Took me time to find an equally aggressive PM team.

If you have a great team, life will be easy, but you have to manage your team diligently.
